THE JOB
An exciting opportunity has arisen for an experienced and dynamic Construction Project Executive for the construction of a new music arena in Lima, Peru. The ideal candidate will bring significant expertise in construction project management, leadership at a senior level, and a proven ability to oversee large and complex projects. This role requires native/bilingual proficiency in Spanish and English, exceptional organizational, financial, and communication skills, ensuring the project is delivered on time, within budget, and to the highest standards.
WHAT THIS ROLE WILL DO
• Project Planning and Coordination
• Responsible for achieving construction schedule, budget, and scope on behalf of owner for large-scale entertainment venue(s) in Lima
• For each venue, determine most advantageous construction contract structure and lead negotiations with construction manager, general contractor, or the like
• Manage and collaborate with Lima-based third-party project management team, architects, engineers, contractors, and other key stakeholders to ensure alignment with project goals
• Achieve consensus with project stakeholders and consultants to provide clear direction with project management team and construction manager
• Establish and lead regular owner-architect-contractor job meetings to achieve above outcomes
• Budget and Financial Management
• Oversee and manage the entire construction budget, and construction cash flows, ensuring cost-efficiency and financial transparency
• Approve and monitor all construction-related financial transactions, including expenditures, invoices, and change orders
• Provide regular financial reports to senior management and project stakeholders
• Quality Control and Compliance
• Ensure construction adheres to all specified standards, codes, and regulations
• Conduct regular site inspections and implement quality control measures
• Ensure all necessary permits and approvals are secured
• Schedule Management
• Working with project management team and construction manager, develop and maintain an accurate and detailed project schedule
• Monitor the project's progress, identify delays, and take action to ensure milestones are met
• Risk Management
• Proactively identify project risks and develop mitigation strategies
• Address any conflicts or issues that arise during the construction process.
• Ensure strict adherence to safety protocols by all project participants
• Communication and Reporting
• Serve as the primary point of contact between the project owner and external stakeholders for construction-related matters
• Provide regular progress updates to senior management and the project owner.
• Facilitate meetings and presentations as needed to keep all parties informed
• Contract Management
• Manage contracts with the construction manager, other contractors, suppliers, and consultants, ensuring all parties meet their obligations
• Address and resolve any contractual disputes or issues that arise
WHAT THIS PERSON WILL BRING
• At least 15 years of experience in roles of increasing seniority managing complex construction projects; Lima-specific experience a plus but not required
• Strong understanding of construction methodologies, materials, and regulations
• Comfort working collaboratively with other elements of internal and external team: development, design, building management, sponsorship, etc.
• Exceptional organizational skills and attention to detail
• Facility with Microsoft Excel, PowerPoint, and Word
• An entrepreneurial and business-focused mindset
